I bought home in Lviv things goos smooth like silk, what she has mentioned is totally right, just I had an issue with money What I have done I brought the money to me from UAE to Ukraine and I have The declare in the airport that I have 200K us$ they only ask the Paper which I had it from bank and Dubai Custom in the airport, I know some of people will wonders why I didn’t send it to any of Ukrainian banks it’s so complicated and I can’t drown more than 10k $ according to there law, Just if you want to buy property in Ukraine you need honest lower and thanks god I had the best one in Lviv

Hello Olga. I like your videos very much. I have spent altogether over two years in Ukraine and wish to retire there. I wish to purchase a flat/house/dacha....have to look around. My concern is that anyone can go to a notary with forged documents in another region of Ukraine and register documents that THEY have purchased/own my property. I have read that this recently is a big problem. Do you have any suggestions concerning this problem? Has the RADA solved this problem legislatively? Thanks in advance for any help. Keep up the good work.

+Alex Dixon Well, big possible profits = big risk! If everything will be fine you can make a fortune on investment in Ukraine! As as said I personally have just one friend who invests in properties and he prefers smaller, but safe profits from Post Soviet Republics that are in EU now. As for no visas for Ukrainians... yeah... I don't like to talk about it cause I am ashamed for EU that we keep Ukrainian hopes up. I see Ukrainian President telling in TV that it's gonna be like "next month" for... 2 years already... The thing is: you can't really solve the problem if you have not diagnosed it properly. You, and everyone else are talking about the conditions that Ukraine has to meet. All the discussion is focused on like it was the question of Ukrainians that matters! The reality that is unspoken of is very different. The dealbraker has little to nothing to do with Ukrainians. The thing is this country is heavily infiltrated by Russian Intelligence on every level and has MILLIONS of people living in it, that are Russian (vel. Soviet really...) but have Ukrainian passport. Sorry, no f**king way EU will let so huge Trojan horse! It was already a big problem with Russian minority in Estonia when they were applying, and the population of the whole country is a few times smaller than Russian population in Ukraine. Don't ask me why we still keep this whole show going on instead of saying the truth aloud... :(

Your probably right Pawel, in the worst case scenario. If Russia did decide to invade on a mass scale that would really be catastrophic. But their politicians apparently talk about such an invasion quite openly and the y try to justify such a plan. Yes, the best way to go is to go through a lawyer, I agree, it's not worth taking any risks with such an investment. But properties in Ukraine are very cheap at the moment. The property prices have been falling since the start of the crisis in 2014 and they are only just recently starting to slowly recover. It will be interesting to see when the property prices see an increase and a boom. I don't see that happening any time soon, but maybe in two or three years time when certain investments and certain reforms are put in place. It will also be interesting to see what happens when Ukrainians are allowed visa free travel to the EU in a couple of months time. I envisage a mass exodus and I'm sure many Ukrainians will start to work illegally in the EU and overstay there. I know the EU has set some conditions to this ruling and that they have stated that they could limit the number of Ukrainians into the EU if things get out of hand or even stop them from entering once again. But either way, I'm sure many Ukrainians will defect if you like to EU countries. It will be interesting to see what effect this potential exodus has on the Ukrainian economy or property market, if any.

+Alex Dixon Estimated time for Russian forces to reach Lviv (West end of Ukraine) is 72 hours. Does it answer your question about what can happen in 5-6 years? In Ukraine you are not covered by EU law, obviously. Yes, today your ownership is respected. Tomorrow there can be another revolution, fell of the government etc. If you're thinking seriously about investing in property in Ukraine hire local lawyer or, that would be my approach, use real estate agency owned by for example Americans. They can figure out securities for you, as far as I know even sign a contract in US covered by US law. I have one friend that invests in properties, Danish, lives in Lviv. All his apartments are in Latvia, cause it's also very attractive (but not as Ukraine) as Post-Soviet republic, BUT: 100% safe as it's EU (and NATO) state.

The war is in a small part Ukraine in the East. I am talking about by law, will I as a foreigner be fully protected if I owned property in Ukraine? I don't want someone coming to me in 5 or 6 years time claiming the rights to the property that I have purchased. This happened to an acquaintance of mine in Cyprus once. Is owning a property in Ukraine as foolproof as in countries like Poland, Germany and the Netherlands for example?

Yes, sure, it is protected! Just ask people from Crimea or East of Ukraine... Dude, there's a war in the country, your guess on how it will end is as good anyone else. The risks that you can avoid: buy by American owned real estate agency.

SURE, a lot of foreigners invest like this. Best option is to buy at great location but in poor shape, renovate it, rent out long-term or airbnb (easy to find a local manager who will take care of it for you, like dispense keys, do the check up after, manage cleaning and maintenance).

Procredit Bank will open you a bank account with just a tourist visa . Once the account is open you can wire in any money you wish by swift.

hi olia if a foreigner wants to buy a dacha with garden for growing food and flowers is this classed as agricultural land or private house/ is the tax the same for a house as for apartment. many thanks keep up the good work. from the uk

no, every land for house is not agriculture. Agricultute land it's field, where you grown something (mostly time there works big companies). And if you have just your own garden near house- it's not agriculture land. It's just your garden, even if this is very big garden. Standard size of gardens in Ukrainian village is 0.40 hectares, but can be bigger or less

So how long will it take to own a property in Ukraine considering that the property is already empty. Also can you bribe some officials to make the procedure faster?as in my country you can get an answer to visa application faster if you pay twice the price(typical Ukrainian mind haha)

Yair Bash I would recommend you never try to bribe an official. Especially if you are a foreigner. Ukrainian jails are not pleasant.

Well i mean don't you have a local site where you sell apartments there?he has to sign the papers that he is giving ownership of his property so I sure will see him at least once. If you have a big local site where people put their property on sale there i would appreciate it as i've seen prices on sites written in English and comparing the prices you showed us in the other video from the newspaper it seems like they want to scam foreigners

Usually when the owner put his land or house for sale, he don't know who will buy it. Buyt he already post a price. Os how he can scam you? It's not true that noone speak Russian in Lviv)) Alot of people speak ther) But actually the fairitale about hurting Russian speaking people is just case from 1920th, when Ukrainian nationalist on the West of Ukraine was fighted for independance of Ukraine and didn't want to join to USSR, and pople who speak Russian, they were Soviet soldiers. And this is why people in the West Ukraine determine Ukrainians and Soviet solders and can kill Russian speaking person. But now it just doesn't make sense. Don't listen this fairytale)

Also are prices negotiable?I mean the owner asks a specific price can you lower it or what I mean is, will the owner try to scam us because we are foreigners?also I'd like to ask if there are cities who dislike russians and won't speak with you russian only Ukrainian as my friend who is from Lviv told me that no one speaks russain in Lviv.(don't know if real or not though)

registration of property takes a few days, becaus enotary check if there is no problem with property, it's not arrested or something else. What the reason for bribe if you go to notary office and he register the property for you? Maybe if you want she register you property right now and leave other deals, y7ou can pay the notary double price and she register it just right now with you in his office))) Because I don't see the other reason to pay pribe for someone..

I am glad you changed the video, it had me confused because I was sure that we can buy a house, but not agricultural land. If I want to buy a house in a village that has a very large garden is this classed as agricultural land? If it is can I get it reclassified?
